HP Plaza | Spring, TX

The HP Plaza project consists of a two-office building build-to-lease campus totaling 378,000 sf.  The HP Plaza site is located adjacent to CityPlace at Springwoods Village.

Hotel Alessandra | Houston, TX

The Hotel Alessandra in Houston, TX was experiencing issues with the HVAC systems including the air-side equipment operation and interface to the district chilled water system.  The issues being experienced at the building were a combination of design, installation, and TAB issues.

Cogent Commissioning performed a site assessment, assisted in the completion of HVAC control system, and provided recommendations to ownership.

South Station | Boston, MA

The South Station development consists of the completion of the South Station Transportation Center at the lower levels of the project, plus the addition of a 49-story, 980,000-square-foot office tower, a 155-unit residential condominium building, a 19-story, 500,000-square-foot office building, and parking for approximately 713 cars.

Built in near proximity to and above the historic South Station train station building with a linkage of the existing train station and bus terminal and the ability to facilitate future pedestrian access to the waterfront.

Block 162 | Denver, CO

Block 162 is 600,000-sf office tower in downtown Denver. The project is designed at 32 stories, with 21 office floors starting at Level 12 and has 10 floors of podium parking, above three underground levels. The project features a 12th floor sky terrace with social lounge and fitness center opening to a manicured outdoor area.

American Airlines | Fort Worth, TX

The new campus project includes 1,300,000 s.f. of office, 320,000 s.f. of technology space, two central utility plants, parking garages, and amenities including; cafeteria, visitor center, conference center, retail and credit union.

3001 Turtle Creek | Dallas, TX

The project is a 380,000 GSF office tower with an 11-story parking garage, retail and restaurant located in the upscale Turtle Creek district of Dallas.

2601 Victory Avenue | Dallas, TX

2601 Victory Avenue is a 350,000 sf office building with ground floor retail adjacent to a new DART plaza.  The 12-story brick and steel building includes 3 per 1,000 parking.

2270 Broadway | Oakland, CA

2270 Broadway is a proposed 240-foot Class A apartment tower to be located on a 0.46-acre site in the Uptown district of Oakland, California. The site is situated on north half of the block bound by Broadway, 23rd Street, and Webster Street. The Project will feature ground-level retail and lobby space, above-ground parking decks, and roof-level amenities including an owner’s lounge and outdoor pool among others. The project will consist of approximately 205,700 square feet of rentable space, with 223 units.  The unit mix will include studios, 1BDs, 1BD+den’s, 2BDs, and 3BDs.

525 Harrison | San Francisco, CA

525 Harrison is a 250-foot Class A apartment tower located in the Rincon Hill district of San Francisco, California. The Project features a ground-level amenity (café/expansive lobby), fitness center, subterranean parking, and outdoor garden terraces on the sixth floor and rooftop. The project will consist of approximately 163,000 square feet of rentable space, with approximately 200 units.

Chevron – 1400 Smith Electrical Infrastructure Retrofit | Houston, TX

The 1400 Smith Street building is replacing the Main Distribution Switchboard, added a new life safety riser, and replacement of the emergency generator to bring the building into compliance with Chevron’s Code and Safety Requirements.

Cogent Commissioning is performing the third party commissioning of the new electrical infrastructure.

University of St. Thomas Center for Science and Health Professions | Houston, TX

UST’s Center for Science and Health Professions brings together the STEM and Nursing School programs.

Cogent Commissioning performed the third party commissioning for the project in partnership with HMA Consulting.  The commissioning encompassed functional testing of the hydronic systems, air handling units, fan powered terminal units, lab ventilation systems, and integrated systems testing.

Capitol Tower | Houston, TX

Capitol Tower offers 754,000 square feet of office space and an expansive, two-level, open-air atrium that features more than 26,000 square feet of one-of-a-kind retail and restaurant space.  Capitol Tower is pursuing Platinum Certification for LEED v4.

1414 Fannin Day Care Center HVAC Retrofit | Houston, TX

The 1414 Fannin Day Care Center HVAC Retrofit project was led by Skanska Commercial Development to resolve temperature and humidity issues being experienced within the building.

Cogent Commissioning provided HVAC expertise during the Design-Build phase of the project with MLN Company.  Upon completion of the retrofit, Cogent Cx performed functional testing of the HVAC system.

Renaissance Hotel | Atlanta, GA

The Renaissance Hotel in Atlanta, GA was experiencing issues with their hydronic systems including the domestic hot water system and the chilled water system.  The issues being experienced at the building were a combination of design, installation, and TAB issues.

Cogent Commissioning reviewed the as-built documentation, performed a site assessment, and provide recommendations to ownership.
